How does it work?
ELECTROMEK™’s
Landlord Electrical Maintenance
Packages provide a total
solution to the landlord,
allowing them to sit back and
relax knowing that their
tenant’s electrical safety and
maintenance requirements are in
good hands – 24 hours a day!
When the landlord signs up for
one of ELECTROMEK™’s Landlord
Electrical Maintenance Packages,
the landlord is given a 24 Hour
tenant helpline number to pass
on to their tenant – in the
event of an electrical problem,
the tenant, instead of calling
the landlord, calls ELECTROMEK™’s
dedicated 24 hour tenant
helpline, where they speak to a
real electrician whatever the time of
day or night.
ELECTROMEK™ then
deal with the tenant’s problem
and notify the landlord
accordingly.
The tenant
helpline can give advice over
the phone about how to reset a
troublesome circuit breaker, it can
arrange the prompt dispatch of
an electrician to deal with a
faulty light or broken socket,
or anything else that causes an
issue for the tenant.
If it
is an electrical problem, the
tenant helpline will cover it.
What does it cover?
ELECTROMEK™’s Landlord Electrical
Maintenance Packages can be
tailored to suit your specific
requirements, our Landlord
Standard Package provides the
following.
• A yearly Routine
Operational Visual Inspection
(ROVI) and report ^~
• 24
hours a day tenant helpline ~
• Emergency electrical repairs

• General electrical
maintenance *~
^ If the
landlord can provide a current
EICR (Electrical Safety Report)
for the property, the ROVI can
be scheduled for a mutually
convenient date, repeating
annually on the anniversary.
If a current EICR is not
available, a ROVI must be
carried out returning a
satisfactory outcome prior to
the Landlord Electrical
Maintenance Package commencing.
* Emergency electrical repairs
and General electrical
maintenance covers the call-out
and labour aspect of the
service, parts and materials
will be charged extra.

selecting the Landlord Plus+
Package, the following are also
included in addition to the
Standard Package
• An
enhanced yearly Routine
Operational Visual Inspection
(ROVI) and report
• An EICR
upon request# or on change of
tenancy
• Emergency
electrical repairs including
parts and materials
• General
electrical maintenance including
parts and materials
• Fire
alarm / smoke alarm / CO alarm
maintenance
• Emergency /
escape lighting maintenance
•
PAT testing (In Service
Inspection & Testing of
Electrical Equipment)
• All
required electrical
certification
# On
commencement of the Landlord
Plus+ Package, a current EICR
must be available with no C1,
C2, C3 or FI observations, there
should also be no outstanding
remedial works and the
electrical installation should
be in good condition throughout.
An initial EICR can be provided
at an additional cost if there
is not a current one issued
within its expiry date which has
a minimum of 9 months remaining.
How much does it cost?
Landlord Standard Package
The
base price (Minimum Cost) is
£364.00 per year / £30.00 pcm /
£7.00 per week
To
calculate your cost, multiply your annual gross
rent value by 5%
For example,
Monthly Rent = £695 (multiplied
by 12) = Gross Annual Rent of
£8,340
£8,340 (multiplied by
5%) = £417.00 per year / £34.75
pcm / £8.02 per week
Landlord
Plus+ Package
The base price
(Minimum Cost) is £728.00 per
year / £60.00 pcm / £14.00 per
week
To calculate
your cost, multiply your
annual gross rent value by 10%
For example, Monthly Rent = £695
(multiplied by 12) = Gross
Annual Rent of £8,340
£8,340
(multiplied by 10%) = £834.00
per year / £69.50 pcm / £16.04
per week
Bespoke Landlord Packages
Bespoke Landlord
Packages can be provided on
request.
This may be
advantageous for landlords with
multiple properties or landlords
with HMO’s.
ELECTROMEK™ can

housing associations.
