Reports are way of showing your
tenant, insurance company and,
if requested, the local housing
authority, that the property you
are letting meets the required
safety standards.
However,
your property will only remain
compliant if you maintain it!
Need to book an EICR?
An Electrical Installation
Condition Report (EICR) can be
issued for a period not
exceeding 5 years on a rental
property, providing the
condition of the electrical
installation within the property
is in a good condition, and
expected to remain so for the
duration stated.
Likewise, if
the condition of the electrical
installation is questionable, or
defective, the re-inspection /
test duration may be reduced on
the EICR.
The way to ensure that the
electrical installation in your
property is in good condition,
is to keep it maintained.
Consider yearly visual
inspections, (ROVI), Routine
Operational Visual Inspections,
and ask your tenants to "Always"
report problems, no matter how
trivial.
Smoke and heat
detectors should be tested on a
regular basis, as should the
RCD's (Residual Current Device)
in the consumer unit, and if you
have emergency or escape
lighting, this should too.
Keeping records of the formal
inspections and testing (EICR),
along with the visual
inspections (ROVI) and the user
tests (smoke, heat, carbon
monoxide, RCD's), will enable
you to prove that you have met
your statutory obligations in
keeping your property safe for
the ongoing use of your tenants.
By doing the above, not only
will you be maintaining your
property in good order, you will
also have a justifiable defence
in the event of an accident that
involves your tenant(s), a
member of public, a tradesperson
or a neighbour.

This
service is to carry out an
Electrical Installation
Condition Report (EICR), also
known as Periodic Inspection &
Testing and more recently,
Landlord Electrical Safety
Report.
The number of
bedrooms / rooms and floors your
property comprises will effect
how much time the inspection and
testing will take.
We
estimate between 2 hours for a 1
bedroom property, and up to 4
hours for a 4 or 5 bedroom property.
During the process of
carrying out the inspection and
testing, we will need to access
every room in the property,
including lofts and cellars.
We will also need to check
several socket outlets, lighting
points and switches, cooker
points and shower points, the
areas adjacent to the gas / oil
and water inlet areas (Stop
Taps, etc'), the area around the
fuse box / consumer unit and the
electricity supply equipment,
including the meter(s), main
fuse, etc'.
During the
inspection and testing, the
electricity will be turned off
and on several times.
Computers and IT equipment
should be switched off and
unplugged for the duration of
the above work to avoid loss or
corruption of data.
Please
advise us in advance of any
items you think may be
susceptible to damage by this
kind of electrical disturbances.
If you have the reports /
paperwork from a previous
inspection, please make this
available on the day.
Finally, please note that the
EICR does not cover appliances
such as ovens, shower units,
microwave ovens, kettles, just
the electrical circuits that
supply them.

Electrical Inspection & Testing
Electrical safety is of prime
importance regardless of the
type of electrical installation.
Homes, offices, factories and
agricultural premises should all
be inspected and tested on a
regular basis.
There are many
reasons for carrying out
inspection and testing, the most
common ones are, having a new
circuit installed, having a
rewire, having a new fuse box /
consumer unit installed. The
above works would require an
Electrical Installation
Certificate, known as an E.I.C.
An Electrical Installation
Condition Report, or an E.I.C.R,
is another type of electrical
certificate, these are issued
when an existing installation
requires routine inspection and
testing after a period of time.
We sometimes issue an E.I.C.R
for other reasons, for example,
following a fire or a flood, the
E.I.C.R is to verify that the
electrical installation is safe
for continued use.
If a
problem is found during the
inspection and testing process, a
recommendation will be made for
remedial work to be carried out
within a certain amount of time.
A Minor Electrical Installation
Works Certificate, M.E.I.W.C,
sometimes known as a Minor
Works certificate,
can be issued for minor
electrical work, such as adding
an extra socket outlet or light
fitting, or extending an
existing circuit.
There are
many limitations on what a
M.E.I.W.C can be used for.
A
"Landlords Electrical Safety
Certificate" is basically an
Electrical Installation
Condition Report, or E.I.C.R
which is issued under the "Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020"
which came into force on 1 June 2020.
Electrical Fault-finding & Repairs
Electrical faults can display
themselves in a number of ways,
some quite minor and relatively
un-noticed, others extremely
dangerous risking serious injury
and even loss of life and damage
to property.
All electrical faults in reality are dangerous, because left unnoticed, a relatively minor fault can develop into something more serious, especially if another fault becomes apparent.
For this reason, whenever a
fault is suspected, it is good
practice to have it investigated
as soon as practically possible.
In extreme circumstances, the
electrical supply should be
switched off at the main switch
and immediate assistance should
be sought.
